Services available to landlords and our fee’s
Having a trusted management agent who dedicates the time to properly care for your property is invaluable. We understand that finding an agent with a lower management fee may be appealing. However, a reduced fee from other agencies can often result in higher costs over time due to overlooked maintenance issues and expensive repairs. Investing in proactive, hands on management ensures your property remains well maintained, compliant, and cost efficient in the long run.
We do not like to over complicate things and so our fee structure is very simple:
Find Only
Fee – 1.5 months' rent, plus VAT
- Marketing of property on our website, Rightmove and Zoopla
- Viewings
- Referencing of tenant(s)
- Setting up of assured shorthold tenancy
- Protecting deposit with the DPS
- Check-in
- Releasing deposit at end of tenancy subject to landlords confirmation
- Inventory
- Updating utility companies and local councils
If you require further assistance once the tenancy has started, we can offer the following additional services:
- Tenancy renewal - £45 including VAT
- Serving of section 21 - £45 including VAT
- Submitting dispute to DPS - £100 including VAT
- Mid tenancy property checks - £50 including VAT

Fee – 12% plus VAT (monthly, deducted from rent) This monthly management fee includes all of the below, no additional fees added.

New Tenant set Up Fee - £500 + VAT
Registering the tenancy deposit with a government approved scheme - £42 + VAT
Tenancy Renewals - £150 + VAT
Managing deposit conflict resolution - £175 + VAT
Multi property discount automatically applied at 2.5% when you sign 2 or more properties with us
(HMO)
Fee – 14% plus VAT (monthly, deducted from rent) This monthly management fee includes all of the below, no additional fees added.
