Tenant Application Process

At Cloud Homes one of our main aims is to make the process as simple as possible for our tenants as we appreciate moving to a new house can be stressful.
All applicants looking to secure one of our properties or a room within a house of multiple occupancy can expect the following simple process:
1. Viewing of property and an opportunity to ask any questions you may have.
2. If you are interested in taking the application further a copy of our terms of business will be emailed to you where you can read and sign remotely.
3. Our referencing company will then email you an online form to complete.
5. Once referencing is complete and successful, we will then agree a move in date and send your tenancy agreement over email, along with support documents, for you to read and sign remotely.
6. We ask for your 1st months rent and remaining security deposit to be paid by bank transfer no later than the last working day before you move in.
7. A member of Cloud Homes will meet you on the day to hand over keys and complete a right to rent check (simply show us your photo ID!)
We understand that unexpected issues crop up along the way so when this happens we will be here to talk them through with you and come up with a solution to ensure we are doing everything we can to make the move into your new property happen for you.

Permitted Fees
1. Rent Payable as agreed in the tenancy agreement.
2. Tenancy Deposits A refundable tenancy deposit is required and is capped as follows: Up to five weeks’ rent if the total annual rent is less than £50,000 Up to six weeks’ rent if the total annual rent is £50,000 or more
3. Holding Deposits A holding deposit may be required to reserve the property. Capped at no more than one week’s rent This will be deducted from the first month's rent or returned, subject to agreement terms.
4. Default Fees Landlords may charge reasonable costs in the following circumstances: Loss of Keys or Security Devices The cost of replacement, including any necessary locksmith or contractor fees. Late Payment of Rent Interest may be charged at 3% above the Bank of England base rate, on the overdue amount if rent is more than 14 days late.
5. Changes to the Tenancy Agreement (At Tenant's Request) A fee of up to £50, or reasonable costs if higher, may be charged to: Amend terms in the tenancy agreement (e.g. name change, pet permission, etc)
6. Early Termination of Tenancy (At Tenant's Request) Tenants may be liable for: The actual financial loss incurred by the landlord due to early termination. This will not exceed the rent due for the remainder of the tenancy or until a replacement tenant is found.
7. Other Permitted Payments Tenants are responsible for the following charges, where applicable: Council Tax – payable to the local authority. Utilities – Including gas, electricity, water, and other essential services. TV Licence – where applicable. Communication Services – such as: Telephone Broadband/Internet Cable or Satellite TV
